MaryBeth “MB” Gustitus has distinguished herself in real estate and business coaching. She started her real estate business more than two decades ago and has consistently offered services to numerous clients in the US, Canada, and France. In this interview, MB shares her journey so far, the role EO Boston has played, and her plans for the future.
Tell Us About Yourself and Your Business
I have several businesses running at the same time. But the business that qualified me to join EO Boston is in the real estate industry. I am a partner in a large real estate firm (Keller Williams Gateway Realty), and we service Southern NH, Mass, and Maine.
My primary focus now is Mile One Performance Coaching. I am a master practitioner of NLP, a certified integrative coach, and a behavioral analyst with DISC. I focus on entrepreneurs who want massive change in their personal and professional lives.
I have coached clients across the US, Canada, and France. I’m also a certified forum facilitator with Forum Sherpa and specialize in helping EO/YPO and corporate teams experience impactful and transformative retreats.
How Did You Become an Entrepreneur?
My entrepreneurship journey started when I was six years old. I was selling rocks and picking up dog waste in neighbors’ yards. In 1998, I started my real estate business because I wanted full control of my income and destiny.
What Have Been Your Greatest Challenges and Successes in Business?
My greatest challenges include surviving the market downturn in 2006 to 2009 and scaling through COVID. Other noteworthy challenges include leading a volunteer organization of about 200 agents through fear and uncertainty. What I would call my greatest success is growing our company from being an unknown brand to becoming a dominant force with an incredible market share.
During this period, we built a tremendous culture that helped us hire great people who became great leaders. I would say I am most proud of supporting others to build careers worth having, businesses worth owning, and lives worth living within my organization.
How Do You Network With Other Entrepreneurs?
[I network via] EO, my huge network of entrepreneurs at Keller Williams International, Empowerment Inc., and my network of women coaches that I speak with weekly.

What Benefits Have You Received From EO Boston?
Since joining EO Boston, I have been unrecognizable. I am living a completely different life, and I owe so much of that to the possibility mentality I gained from my fellow EO members.
What’s on the Horizon for You?
I will continue to build my coaching practice and focus more on my love of facilitation in corporate settings and EO/YPO. I love to be around big-thinking entrepreneurs and guide them in having deep, meaningful experiences.
What’s the Best Piece of Advice You Can Give to Up-And-Coming Entrepreneurs?
Your business will grow to the extent that you do. Be learning-based and surround yourself with people who can push and challenge you. Always ask for help when you need it. Take your work seriously and yourself lightly. And don’t forget to live your life fully today while you focus deeply on building a solid tomorrow.
